What do you need to know if you are renting out your apartment?

A paying guest is seen as a “tourist” and if someone like this stays in your property it requires categorisation with the local municipality. If you want to commercially rent out your apartment it will require categorisation, this can only be held by a BG registered company and not by an individual person. That company are the only ones who have the right to rent your property out. If you engage the services of a PM Company to categorise your apartment THEY ARE the entity legally entitled to let out your apartment. They will also need to account for VAT and deduct cleaning, electricity and check in/out services. For more information click here: renting_your_property

Complex management is exactly that, we will take care of the day to day operation under whatever services are required by the owners whether it is hard or soft services, grounds maintenance on going repairs, upgrades to the complex and ways to save money.
We operate a complete open book on all income and outgoings that can be viewed at any time via our bespoke online accounting system. All operational budgets and repair funds are submitted in advance based on the level of service required then agreed at a general meeting of all owners.
We continually monitor service suppliers and always agree works/costs to be within budget and or as part of the annual repair funds. Wherever possible 3 quotations will be sourced for any work agreed.

BASS will happily work with all committees to identify the best costs available in terms of staffing and services to each complex. We will always submit costs based on the level of service required and include all employment insurances and VAT within costs so each complex receives a complete and fully operational service without any underlying costs or problems.

Fully Managed Software

All our clients enjoy the latest in apartment management software with private login to see exactly where their apartment payments and costs applied have been distributed so they can see exactly what’s happening with your apartment finances

Each owner will receive their own unique login and password so they can see the balance on account currently held and the history of transactions made on their behalf for example, electricity bills, cleaning, municipal taxes.
When the balance gets to a certain limit the system will generate an automated request for more funds that can be paid either via bank or via our online shop.
Additionally any owner can request copies of receipts to be uploaded into their account so they have a record if required.
This service is free of charge to all owners who are on either a key holding or full apartment management contract.

Meet, greet and check-out: No charge between 9:00 & 18:00, 12.50 EUR charge outside of these hours, 15 EUR on the following dates: 24th, 25th, 26th, 31st Dec, 1st Jan,
Easter: Good Friday and Easter Sunday
Apt clean inc Linen: Studio 21.50 EUR per clean, 1 bed apt 23 EUR per clean, 2 bed apt 28 EUR per clean, additional linen usage 12 EUR extra
Call out by owner or guests to fix issues and or repairs: 12.50 EUR call out and 6 EUR per hour for any repairs plus the cost of materials
Collection and delivery service for furniture and or other items: 25 EUR up to 100km, 50 EUR up to 300km, 75 EUR up to 500km

Key holding and monthly security checks.

This service is predominantly for apartment owners who use their apartment not for commercial gain and are happy to receive a level of security that mirrors the usage/demands of the apartment.

Key holding only

This unique and easy to use service is designed for the apartment owner who is not looking to use the apartment for the next 12 months and for security is happy to leave a key in resort in case of emergency.

If you choose to rent out your apartment for commercial gain you are required to categorise the property with the local municipality. Full details of this service and the contractual obligations can be found by contacting our office for more details.

75.00 euro PA

Apartment cleaning

Cleaning of the apartment includes a full clean of all linen and towels used plus a full apartment clean in preparation for your next visit. If your apartment has been standing un used for more than 2 months we will charge a flat 12.50 EUR for a refresh clean prior to any visit.

Each clean will cost: 23 EUR per 1 bed & 28 EUR per 2 bed apartment

Pay Your Bills the Easy Way

Payment of Utility bills without commission:
Through our Bansko tourist information office we can offer payment of utility bills (electricity, water, heating, Internet, GSM, etc.) enabling customers to pay direct in resort through the centralised system “EasyPay” You do not need to register or even be a client, you can call in to see us, pay the bill regardless of the point in which it is located.
The system “EasyPay” allows customers the opportunity to obtain information on all of their household accounts in real time. The bills can be done overall and individually, depending on the customer’s desire.

Paying your municipality taxes is a legal requirement and failure to do so can have implications on your property and the complex where you reside. The municipality are now taking measures that include Bailiff instructions on owners who fail to pay their taxes plus, if an owner has attended an AGM either directly or via proxy when not up to date in paying taxes can result in delay of protocol confirmation. If you have any questions or are unsure if you owe money, please contact our office with your Bulstat number and we will check this for you.
